jux real estate stop working (404 error) after changing seo option in Joomla configuration

Hi,
Jux Real Estate stop working (404 error) after changing seo option in Joomla configuration.
it works in this case: www.supergap.it/axet-is-zero/index.php?o...tyle=list&Itemid=186
but not in this case: www.supergap.it/axet-is-zero/properties.html

I works with setting in the first picture but stop working like in second picture (SEO FRIENDLY SETTINGS)
Why this strange error?

PS:
This new surprising bug come after a lot of problems. For those problems Ii was necessary to remake an entire site. Please give me a fast solution.

Are you trying to create a new website?
You should choose config as the picture I sent , config " Use URL Rewriting" and "Adds Suffix to URL" no active , We are checking 2 configs

It was a problem of htaccess that I forget to change from htaccess.txt to .htaccess (stupid error).

So for me the right configuration is the first 3 set to YES and the last one on NO
